Q: WHAT'S THE DIFFERENCE BETWEEN A FLAKE FLOOR AND GRIND AND SEAL?

Flake floors are decorative. Colored chips are broadcast into a polyurea base coat, then sealed under a polyaspartic top coat, creating a textured, customizable finish that’s great for garages, basements, and patios. Grind and seal is the opposite aesthetic. The concrete is mechanically polished to expose its natural surface, then sealed for protection. Flake hides imperfections and adds visual interest. Grind and seal is clean, modern, and minimalist. Both carry the same SCC warranty.

Concrete coatings are unforgiving. Most failures are installation problems, not product problems. SCC dealers have been trained at Sullivan’s, certified on real customer jobs, and stand behind their work with the SCC warranty. Any contractor with a kit can attempt this. Only SCC dealers are trained to install the way Shannon Sullivan has done it across his 30 years in the trade.

Most residential flake installs are completed in a single day, your garage is back in service the next morning. Grind and seal residential installs are typically also one-day jobs. Commercial timelines vary based on square footage and access.

The SCC warranty covers delamination (the coating lifting from the slab) and UV stability (yellowing or fading from sun exposure), the two failure modes that matter most to customers. Lifetime coverage on residential installs, five-year coverage on commercial.

Properly installed polyaspartic flake and grind and seal systems are designed to last the lifetime of the residence. The warranty backs that with lifetime coverage on residential installs.

Pricing varies by square footage, system selected, and any prep work required for your specific space. Find a certified SCC dealer in your area for an in-person consultation and quote.

Q: WHY CONCRETE COATINGS AND NOT ANOTHER ADD-ON SERVICE?

Concrete coatings is one of the highest-margin add-ons in the trades, with low capital requirements, complementary scheduling, and a large addressable market (every residential garage in your service area is a potential customer). Few add-on services have all four attributes at once.

You can. But concrete coatings is an unforgiving trade. One bad install costs you a referral, a reputation, and a customer. The training, the warranty, and the network pricing are what make SCC dealers profitable when independent contractors trying the same thing typically fail.

Most contractors say this and then realize their coatings operation can run within existing crew capacity if they sequence the work correctly. We walk through your specific schedule on the discovery call to confirm fit before you commit.

We discuss pricing on the discovery call, where we can walk through what’s included and how the investment matches your specific business situation.

After completing the Residential class at Sullivan’s, you’re certified to install residential flake floors and issue the lifetime warranty. Most dealers run their first paying job within weeks of training.

No, your existing brand stays yours. SCC certifications become a quality signal layered on top. Your customers see the same trusted local company offering a premium new service backed by Sullivan’s 30-year reputation.

Most existing coatings work in most markets is being done at a quality level you’ll outperform on your first job. The certified-dealer story, the lifetime warranty, and the SCC training visibly distinguish you from anyone currently doing this without the same standards behind them.

This is something we discuss directly on the discovery call. The program is designed for serious operators who want a long-term partnership, and we screen for fit before either side commits.

Territories are first-come, first-locked. Once a contractor is certified in your market, that market is taken, we don’t double up dealers in a single territory. Apply for your territory before another contractor in your area does.
